Legal guidance

Do you actually need an EPC?

EPC requirements are set separately across the four UK nations. In general, an Energy Performance Certificate is commonly required in situations such as:

Rental energy efficiency rules and exemptions are not identical across England, Wales, Scotland and Northern Ireland, so check the guidance that applies in your nation before relying on a certificate for compliance.

This is general information about EPC requirements, not legal advice. For your specific situation, check the current government guidance or ask a qualified professional.

Pricing methodology

How our ranges are built

Every figure on this page is transparent. London prices are exact, all inclusive figures sourced directly from landlordcertificatelondon.co.uk. Every other regional figure is an indicative range, never a fixed price dressed up as certainty. Each range is assembled from:

Outside London these are guide ranges for illustration, not quotations. Your true, exact fee is confirmed only after we see the specifics of your property.

No hidden per room charges. No surprise add ons on a standard job. The number you are quoted is the number you pay.

Section 4.1 · The Register

You might not need a new EPC at all, check first.

Many UK properties already have a valid certificate. Enter a postcode below to run an indicative lookup before you spend anything. If a valid EPC exists, you may be able to reuse it.

The Process

From booking to certificate, step by step.

Five stages, no surprises on the day. The line draws itself as you scroll.

The Questions

The questions UK property owners actually ask.

Straight answers to the things people want to know before booking an EPC: pricing, timing, validity and the rules.

London domestic EPCs are £89.99, exact and all inclusive, sourced from landlordcertificatelondon.co.uk. Elsewhere in the UK the starting guide is from £65, and the final figure depends on property type, size, postcode, access and urgency. Larger or commercial properties cost more. Use the estimator above for a figure tailored to your property, then request an exact quote.

Price mainly reflects assessor time, property complexity, travel and availability. A large detached house or complex commercial building usually takes longer than a small flat. Access difficulty, distance and urgency may also affect the final quote.

Most domestic assessments take 30 to 90 minutes on site, depending on the size of the property. The certificate itself is usually lodged to the register and delivered within 24 hours, often the same day.

An EPC is valid for 10 years from the date it is lodged. If a valid certificate already exists for the property, you can usually reuse it rather than paying for a new one, which is exactly what the checker above helps you find out.

EPC rules are not identical across the four UK nations. A valid certificate is commonly required when a property is sold, rented or newly constructed, but the detailed requirements, exemptions, rental standards and official registers differ between England, Wales, Scotland and Northern Ireland. Use the correct national guidance for the property location before relying on a compliance statement.

Yes. Commercial (non domestic) properties use a different method, SBEM rather than RdSAP, and require a commercial energy assessor. They generally take longer and cost more, starting from £250.

A standard quote covers the assessor’s visit, the assessment software, register lodgement, accreditation and insurance, and your certificate plus recommendation report. On a standard job there are no per room surcharges, and the breakdown above sets this out item by item.

Often yes, subject to assessor availability in your area. Same day and next day visits are treated as priority slots and may carry an uplift over a standard booking. Choose your timing in the estimator to see how it affects the indicative range.
